- What is usually in a surrender clause that tenants miss?
- Restoration obligations. Removing supplemental HVAC, patching and painting to a specified standard, pulling low-voltage cabling back to the closet, and taking out tenant improvements you paid to install. These clauses are where holdover fees and deposit forfeitures come from, so we read them before scoping the work.

- Yes. We price the demand against what the lease actually requires and execute what is genuinely owed. Demands sometimes ask for more than the document supports.
